We are in Princeton, Texas just outside of Dallas at the brand new master planned community, Bridgewater by Lennar. 


So…What brings us here?


Well, what makes Bridgewater so special…is that this is one of the most affordable communities in all of Dallas. 


New homes in the $200,000s are becoming more and more unheard of. And if you’re in Dallas, then you understand that more than anyone. 



Just take a look around the major cities in the area. 


  • The median home price in Dallas is $400,000
  • The median home price in Plano is $500,000
  • The median home price in Frisco is $680,000




But before I show you the cheapest home in all of Dallas, I want to take you around this community, show you some of the amenities, and walk through a couple of other houses at different price points. 

Princeton, Texas


We are in Princeton, Texas. A smaller suburb about 45 minutes north of Dallas. 


As you know, the farther away you move from the big cities, the less expensive the real estate.

 

And that’s what makes Princeton so attractive. 


You are still close enough to commute to areas such as McKinney, Frisco, or Plano, all without having to pay those higher home prices. 


You’re about 10 miles from McKinney, 22 miles from Plano, and 23 miles from Frisco. 


You can be at the outlets at Allen or downtown McKinney in less than 20 minutes. 


If you are looking to stay in the area, Bratonia park is less than a mile away and there are plenty of restaurants such as Margarita Mexican Cuisine and Taqueria Hernandez all less than a mile away.


So if you will be working (or playing) in one of these areas, Princeton is a fantastic option. At a low price. 



Lake Lavon

If you think that you have to pay over a million dollars to live next to a lake in a new community. Think again. 


Because Bridgewater is located on a peninsula that extends right into Lake Lavon. 


This
21,000 acre lake is the perfect spot for outdoor lovers or those who just want to spend the day on the water. 


And there are lots to do. 

 

You can: 


  • Rent a boat and explore the lake.
  • Head to the marina
  • Go camping
  • Hiking and biking
  • Spot wildlife
  • Find a great picnic spot

Now let’s move on inside of Bridgewater itself. Where you don’t have to break the bank to get in on some fantastic amenities, in a great location. 


This community is made up of 5 home collections: Watermill, Classic, Cottage, Brookstone, and Welton. Each with their own style and price points. 


The price ranges in Bridgewater range from $216,000 to $540,000. 


And because technically we are not in the state of Princeton, MUD taxes bring the tax rate to around 2.83%.


You can also expect
HOA fees of $500 per year to keep all of the amenities in good shape. 


And for all of the parents that don’t want to make the long commutes to get their kids to school. Bridgewater has an onsite elementary school. For older kids, you’re also only about 10 minutes away from Princeton High School, which serves around 1300 students and has an
A- rating from niche.com.


In fact, this high school has also recently developed a campus improvement plan that includes adding more security, counselors, anti-bullying programs, and so much more.


High schoolers will also have access to tons of extracurriculars including sports, band, theater arts, visual arts, and clubs. 



Amenities

And as we take you around the community, you’ll notice these long man-made lakes that go throughout the entire development. 


These are actually catch and release lakes with parks and sitting areas lining the entire length. 


One of the things that will really blow you away is the new amenity center right in the middle of Bridgewater. 


This amenity center has a:


  • Swimming Pool
  • Lazy river
  • Dog Park 
  • Playground
  • Sports Court with minigolf
  • Basketball Court
  • Volleyball Court


You can also check out the marina that feeds right into Lavon Lake or head to the fitness center to catch a yoga class.
