But if you go just outside of Dallas, there are more affordable options where that same budget can get you way more than you might expect. Here’s what surprised most people: 4 out of the top 5 fastest-growing cities are located within an hour of where I’m standing right now in the Dallas-Fort Worth metroplex. Meanwhile, the city of Dallas itself actually lost over 1,800 residents in that same timeframe, with inner suburbs like Irving, Garland, Carrollton, and Arlington losing population as well. So, where is all the growth happening? It’s not in the places most out-of-state buyers expect. It’s happening on the outer edge—in three North Texas towns that many buyers haven't even heard of yet. When most people start planning a move to Dallas, they naturally look north toward popular suburbs like Frisco , Plano , or Prosper . It makes sense—you get larger homes, brand-new build options, and plenty of space for your money. I show homes and sell properties out there all the time, and they are fantastic communities! However, if you ask long-time Dallas locals where they want to live, you’ll hear a very different story. Locals keep choosing East Dallas, and they are routinely paying more per square foot to live here than in the northern suburbs. Why? It comes down to incredible architectural character, 100-year-old historic charm, massive tree-canopied streets, and unbeatable proximity to Downtown Dallas and the city’s best lifestyle hubs. 

Most people relocating to the Dallas area assume that as you drive further north up the Dallas North Tollway, the homes get cheaper. That general rule of thumb usually works—except along one specific stretch of road where the town stuck right in the middle is actually the most expensive of the three. We’re talking about Frisco, Prosper, and Celina.  They sit right on top of each other along the tollway, but their home prices, real estate dynamics, and day-to-day vibes are wildly different.
