So, you’re thinking about moving to Texas, but you’re stuck on the big question: Which city should you actually move to?
Do you head to Austin for the tech scene and live music? Houston for job growth and endless space? San Antonio for charm, history, and affordability? Or Dallas for a booming job market and balanced lifestyle?
Full disclosure: I’m Levi, a real estate agent based right here in Dallas. I live and work here every day, but I’m going to give you the real trade-offs on all four major Texas metros so you can figure out what actually fits your daily lifestyle, career, and budget.
1. Home Prices & Cost of Living: What Does Your Dollar Buy?
First things first: Texas isn't the rock-bottom bargain it was back in 2015. Prices have grown across the board, but there is still a distinct hierarchy in home affordability.
- San Antonio: Most affordable. Expect home prices generally ranging from the high $200s to low $300s.
- Houston: Mid-tier affordability. Typical homes sit in the mid-to-high $300s, offering larger floor plans and generous lot sizes.
- Dallas: Middle-to-upper range. Homes across the core city and primary suburbs average in the high $400s.
- Austin: Most expensive. Homes inside the city center fall in the mid-to-high $500s, though surrounding suburbs drop closer to the low-to-mid $400s.
Don't Forget Property Taxes
Texas has no state income tax, but property taxes can make two homes with the exact same price tag cost completely different amounts per month. In Dallas County, for example, an effective tax rate around 1.7% on a $500,000 home translates to roughly $8,600 per year. Always evaluate the property tax rate alongside the listing price before making your budget final.
2. Neighborhood Vibe & Lifestyle
What you do outside your home matters just as much as what's inside. Here is how day-to-day life breaks down across each metro:
- Austin: Famous for its hill country trails, greenbelts, lakes, and vibrant live music scene. Perfect for active outdoors lovers and tech workers wanting a youthful vibe.
- Houston: A massive, sprawling international culture hub with an incredible dining scene and world-class museum district. You’ll be driving a lot, but the variety is unmatched.
- San Antonio: A laid-back, historic pace of life anchored by the 15-mile San Antonio River Walk connecting downtown to historic spots like The Pearl and Spanish missions.
- Dallas: A polished, big-city lifestyle with major league sports across all four leagues and the largest contiguous urban arts district in the country (68 acres).
Dallas Lake Life Access
One big surprise for people moving to Dallas is how easy it is to reach water. You don't have to leave the metroplex to get outdoors.
Within 15 to 20 minutes of almost anywhere in Dallas, you can reach major lakes like Lake Ray Hubbard, Lewisville Lake, Lake Lavon, or Joe Pool Lake. Even inside the city core, White Rock Lake offers over 1,000 acres of water, paddle boarding, kayaking, and a 9-mile paved loop trail just 5 miles from downtown.
3. Commutes, Traffic & Travel
Traffic is a reality in any major Texas city, but some are definitely easier to navigate than others:
- Houston: The toughest traffic in the state. Houston drivers lose roughly 70 hours a year sitting in congestion.
- Austin: Rapid growth has outpaced highway infrastructure, making peak hours (7–9 AM and 3–5 PM) challenging.
- Dallas & San Antonio: Much more manageable. If you’re relocating from Chicago, New York, or Los Angeles, driving in Dallas will feel surprisingly easy.
Airport Convenience
If you travel frequently for work or leisure, Dallas holds a huge logistical advantage:
- Dallas Fort Worth International Airport (DFW) is one of the busiest airports globally, offering non-stop flights to over 270 destinations.
- Dallas Love Field provides quick domestic and regional travel options close to downtown.
- By contrast, flying out of Austin or San Antonio often requires connecting flights for longer domestic or international trips.
4. Job Markets & Career Opportunity
Where you land can depend heavily on your industry:
- Austin: Heavily tech-driven with tech powerhouses like Tesla and Dell. However, recent tech industry shifts mean job stability can fluctuate depending on market conditions.
- Houston: An energy capital and healthcare juggernaut. Home to more Fortune 500 headquarters than Dallas and the massive Texas Medical Center, employing over 100,000 workers.
- San Antonio: A steady economy built around healthcare, military/defense, and major corporate anchors like USAA and Valero.
- Dallas: The most economic diversity. Home to 24 Fortune 500 headquarters across finance, telecom, healthcare, technology, aviation, and corporate management (including AT&T, Southwest Airlines, Texas Instruments, and CBRE).
If one industry slows down in Dallas, the broader economy remains resilient—giving you freedom to grow your career over 5, 10, or 20 years without relocating.
Neighborhood Snapshots in Dallas
If you're leaning toward the Dallas area, here is a quick look at where people look depending on their stage of life:
- Urban & Walkable: Uptown Dallas or the historic Bishop Arts District ($300k to $800k+ for condos, townhomes, or restored historic properties).
- Established City Neighborhoods: Lakewood near White Rock Lake (median prices hover around $1.5M for prime locations).
- Top Family Suburbs: Popular communities like Plano, Frisco, Richardson, McKinney, Prosper, and Celina offer excellent schools, larger single-family homes, and suburban amenities typically in the mid-$400s to $600s+.
Which Texas City Wins for You?
Every city brings something unique to the table. If you want lower price points, San Antonio and Houston give you extra square footage. If you love outdoors and tech culture, Austin remains a top pick. But if you want career stability, incredible airport access, lake lifestyle, and balanced master-planned communities, Dallas is tough to beat.
