If you tell someone from out of state that you live in Frisco, Texas, they might think of soccer matches, the Dallas Cowboys' practice facility, or suburban subdivisions popping up along the tollway. But honestly? That perspective is already a few years behind reality. While most people weren't paying attention, Frisco quietly assembled the pieces to become a full-fledged national destination.

No longer just a place where people sleep and commute somewhere else, more families and businesses are choosing Frisco for itself. Calling Frisco a "suburb" is starting to feel completely incomplete. It’s pulling in major corporate headquarters, world-class sports franchises, massive entertainment hubs, and travelers from across the country. In fact, Frisco maintains one of the lowest property tax rates in the Metroplex (hovering around 1.7%) precisely because local tourism revenue offsets the tax load for homeowners.

From Blackland Prairie to "Sports City USA"

This might be the fastest city reinvention in Texas history. Back in 1998—when I was in high school cleaning floors for Chief Auto Parts—I used to drive all the way up Preston Road. Back then, Frisco was mostly farmland and blackland prairie. I remember looking around and thinking, "Why would anyone live out here? There's nothing going on!"

In the year 2000, Frisco had just 34,000 residents. Today, it’s home to roughly 245,000 people. That exploding growth didn't happen by accident; city leaders leveraged smart public-private partnerships over decades to anchor major brands:

  • The Star District: A premier 91-acre campus hosting the Dallas Cowboys World Headquarters, complete with dining, shopping, and public fan experiences.
  • Toyota Stadium: Home venue for MLS club FC Dallas.
  • Comerica Center & Riders Field: Executive home for the Dallas Stars corporate headquarters and Double-A baseball's Frisco RoughRiders.
  • Omni PGA Frisco Resort: The 660-acre national headquarters of the PGA of America, featuring two championship golf courses set to host the PGA Championship in 2027 and 2034.

The Next Wave of Mega-Developments

Frisco's development momentum is accelerating even faster with upcoming, game-changing projects:

  • Universal Kids Resort: Universal’s first-ever theme park built specifically for young families, opened in July 2026.
  • Fields & Fields West: A massive 2,500-acre master-planned development. The $2B+ Fields West village will function as a walkable urban hub (think Legacy West, but 2 to 3 times larger), bringing Texas its very first Bloomingdale's store concept.
  • Corporate Relocations: Corporate heavyweights like Keurig Dr Pepper, Boingo Wireless, Brightline Dealer Advisors, Hershey, and Public Storage have set up major operations here.
  • Grand Park & Firefly Park: Breakthrough green spaces including the 1,000+ acre Grand Park (larger than Central Park) and the 220-acre Firefly Park.

The Trade-Offs: Traffic, Schools, and Real Estate

Of course, transformation brings real-world trade-offs. Traffic along the Dallas North Tollway and US-380 gets backed up during rush hours, though major widening projects and expansions through neighboring Celina are actively underway.

If you're moving for the stellar schools, Frisco ISD remains one of the top-rated school districts in the nation. However, fast growth means frequent attendance boundary adjustments—something to keep in mind when buying in newly developing northern pockets.

On the housing front, Frisco’s median home price lands solidly in the mid-to-high $600s. While townhomes or established south-side neighborhoods offer options below that, brand-new builds in premier developments regularly command $700,000 to $900,000+.

Why the DFW Metroplex is Becoming "DFFW"

For decades, North Texas revolved around commuting into downtown Dallas. Today, Frisco has formed its own economic core alongside neighboring hubs like Plano. With world-class golf, fine dining, corporate hubs, and entertainment all north of SH-121, residents rarely need to drive south to experience the best of Texas. Some are even starting to call North Dallas the new "DFFW"—Dallas, Frisco, Fort Worth!
