That general rule of thumb usually works—except along one specific stretch of road where the town stuck right in the middle is actually the most expensive of the three.
We’re talking about Frisco, Prosper, and Celina.
They sit right on top of each other along the tollway, but their home prices, real estate dynamics, and day-to-day vibes are wildly different. Over the last six years, my team and I have helped over 600 families relocate to the Dallas area. Even though these three cities sit along the same main corridor, they are at completely different points in their development timeline.
- Frisco: The most established and largest city of the three, located closest to major North Dallas job hubs. South Frisco is largely built out, while North Frisco is currently adding massive development projects.
- Prosper: A smaller, high-end "boutique" community nestled between Frisco and Celina. It’s mostly built out on the residential side with very little raw land left, focusing heavily on quiet residential living rather than big commercial hubs.
- Celina: The furthest north and the fastest-growing city of the bunch. Celina is essentially where Frisco was in the early 2000s. If you feel like you missed the boat buying in Frisco 25 years ago, Celina is your second chance.

When you look at the price tags in each town, that North Dallas corridor price pattern takes a slight detour.
- Frisco: Sits right in the middle ground with a median sale price in the high $600s (~$229/sq. ft.). A $700,000 budget puts you right in the sweet spot of the market.
- Prosper: The most expensive of the three, boasting a median price in the mid-to-high $800s (~$239/sq. ft.). In Prosper, a $700,000 budget puts you below the local median, making it trickier to find newer or larger inventory.
- Celina: Offers the most affordable entry point with a median price in the mid-to-high $400s (~$179/sq. ft.). A $700,000 budget goes a long way here, placing you near the top end of the local market for a much larger home.
Looking at recent adjustments, Celina’s prices dropped around 11%, Prosper dipped 3%, and Frisco held relatively steady with just a 1.5% drop. Days on market reflect a similar trend: Frisco homes average around 40 days to sell, while Celina averages around 90 days and Prosper sits near 100 days.

The housing inventory and lot sizes vary dramatically based on where you choose to look:
- Frisco Homes: Offers the widest variety, ranging from late-1990s and early-2000s established neighborhoods down south (like Starwood or Chapel Creek) to high-density options near Frisco Square. Because it has a massive resale market, pricing is very predictable based on recent comp sales.
- Prosper Homes: Known for large master-planned communities featuring luxury amenities and custom or semi-custom builds. Communities like Windsong Ranch feature larger lots and homes averaging 3,500+ square feet. Because prices sit higher, seller patience is often your best leverage point during negotiations.
- Celina Homes: Almost entirely dominated by massive master-planned developments like Ramble (a 4,000-home community). Celina issues tons of single-family building permits, meaning resale sellers must compete directly with builders. Buyer leverage here comes down to taking advantage of builder incentives like interest rate buydowns and closing cost assistance.

- Frisco Destinations: Frisco is morphing into the major entertainment destination for the surrounding suburbs.
