If you’ve been keeping an eye on the North Texas real estate scene, you already know that Plano is one of the most iconic and highly sought-after suburbs in the entire Dallas-Fort Worth metroplex.

But if you think you know Plano, think again. From historic brick-paved streets to massive corporate headquarters, this city perfectly balances a rich history with booming modern development. Let’s take a driving tour through Plano to explore its distinct neighborhoods, local hotspots, and the massive news that is currently shaking up the local sports and real estate world.

The Big News: The Dallas Stars are Heading to Plano!

Yes, the rumors are absolutely true! In a massive move, the Dallas Stars have officially announced plans to relocate from downtown Dallas to Plano. The plan centers around a state-of-the-art, $1 billion arena and a sprawling 90-acre entertainment district—dubbed "The Bend"—at the site of the former Shops at Willow Bend.

The Plano City Council has already approved a plan to help fund this project. Demolition of the older parts of the mall is scheduled to kick off, clearing the way for a vibrant, walkable live-work-play hub. Imagine having a premier NHL team and a world-class entertainment venue right in your suburban backyard! This is going to make West Plano an even hotter real estate market than it already is.

Historic Downtown Plano: Vintage Charm & Local Eats

Our tour starts on the east side in Historic Downtown Plano. This area dates back to the late 1800s and early 1900s, and you can still drive over some of the original red brick streets.

It’s the perfect spot to spend a half-day hanging out with the family. Here are a few must-visit local favorites:

  • The Farmers Market: Located right off 15th Street, this is the place to be during the summer—the smell of fresh Texas peaches hits you the second you walk in.
  • Top-Tier Coffee: Grab an incredible brew or an iced Americano at Lema Coffee or check out 1418 Coffee, which is nestled inside a beautifully restored historic building.
  • Epic Dining: Grab a pint at The Fillmore Pub, slice into incredible pizza at Urban Crust, or try out Better Than Sex, a highly unique, late-night dessert restaurant.
  • Easy Commuting: Downtown is home to the DART Rail Station, which makes commuting straight into downtown Dallas a breeze. Even better, the newly opened Silver Line now offers a direct shot from Plano over to DFW International Airport!

Cruising Plano’s Neighborhoods: From $300k to Multi-Millions

One of the best parts about Plano’s real estate market is the sheer variety of housing stock. Unlike newer suburbs like Frisco, where you'll find mostly shiny, new master-planned developments, Plano is highly established. That means larger lot sizes, expansive yards, and gorgeous, mature trees that are 40 to 50 years old.

East Plano ($300,000 – $400,000 range)

On the east side of town, close to downtown, you’ll find classic 1970s and 1980s brick ranch-style homes. They feature large front and backyards, mature trees, and excellent schools—offering incredible value if you want to be in a highly established area without a massive price tag.

Central Plano ($500,000 – $800,000 range)

As you move west down Park Boulevard, the price point climbs. Neighborhoods like Riverbend offer beautiful, traditional brick single-family homes, many of which have no HOA constraints. Here, $650,000 typically gets you a spacious 3- to 4-bedroom home with around 2,500 square feet of updated living space.

West Plano & Willow Bend ($1 Million – $5+ Million range)

Once you cross Preston Road, you enter West Plano—where the luxury real estate sits.

  • Willow Bend Lakes: Think quiet, manicured streets, private ponds, and beautiful single-story ranch estates. Homes here easily fetch $1.3 million to over $2 million.
  • Gleneagles Country Club: We weave right through this premier, high-end golf course community, which features some of the most stunning fairway-view estates in North Texas.
  • Willow Bend: This neighborhood is legendary. It features massive, multi-million dollar gated estates sitting on half-acre to acre-plus lots. When homes do pop up here, they frequently command $5 million to upwards of $8 million.
  • Shoal Creek & Kings Gate: Tucked away near Midway Road, these highly popular neighborhoods feature gorgeous elevation changes, massive crepe myrtles, and stunning luxury homes in the $1.5 million to $2.5 million range.

Legacy West: The Ultimate Live, Work, Play District

We end our tour on the far north side of Plano, right on the Frisco border. This is the city's bustling corporate corridor, home to massive regional headquarters for giants like JP Morgan Chase, Frito-Lay, and Liberty Mutual.

Right next door is Legacy West, a spectacular development that completely redefined North Dallas shopping and dining. You can easily spend a full day here:

  • High-End Retail: Shop at Lululemon, Nike, or the incredible Tecovas showroom (you have to step inside just to experience the rich leather smell of their handmade cowboy boots).
  • World-Class Dining: Sit down for lunch or dinner at North Italia, Earls Kitchen + Bar, Del Frisco's, or the Tommy Bahama Restaurant.
  • Legacy Food Hall: If you are with a group and no one can agree on what to eat, head to this massive three-story food hall. With over 20 artisanal food stalls serving everything from street tacos to fresh sushi, there’s something for everyone.
