Hey there! I’m Levi. I’ve lived in North Texas for over 25 years, and my team and I have helped hundreds of families relocate to the area.

Not too long ago, much of Frisco was just open pasture. Today? It’s home to the PGA of America headquarters, championship golf courses, the new Universal Kids Resort, and endless new developments. North Dallas is changing fast, but does that actually make it the right place for you to live?

Let's break down how North Dallas is laid out, what life here is really like, the real costs, the tradeoffs you need to know, and my top spot recommendations depending on your budget and goals.

Understanding the North Dallas Map (The 3 Bands)

When people say "North Dallas," they usually mean one of three distinct geographic rings moving north from downtown Dallas:

  • The Inner Ring (Established Hubs): Towns like Plano, Richardson, Addison, Carrollton, and parts of Lewisville. These are built-out, closer to downtown Dallas, and packed with job centers.
  • The Middle Ring (The Growth Core): Cities like Frisco, McKinney, Allen, Little Elm, and Prosper. This is what most people picture when thinking of North Dallas—master-planned communities, top-tier amenities, and booming commercial hubs.
  • The Outer Ring (The New Frontier): Up-and-coming areas like Celina, Melissa, Anna, Princeton, and Lavon. These areas offer more land, lower price entry points, and ongoing development.

As you head further north, homes get newer, lots get larger, retail transforms, and active construction increases.

Why Are Families Relocating to North Dallas?

1. Corporate Job Centers

You’re not just moving to a bedroom community—major employment hubs line the corridor. Legacy West in Plano and surrounding districts host corporate hubs like Toyota Motor North America, JPMorgan Chase, Liberty Mutual, FedEx Office, Frito-Lay, and PepsiCo.

2. More House for Your Money

Compared to coastal markets, your housing budget stretches significantly further here:

  • Larger square footage and bigger lot sizes.
  • 3-car garages and functional outdoor living spaces.
  • Brand-new construction homes priced similarly to standard condos in higher-cost regions.

3. No State Income Tax

Texas has no state income tax. While this provides real savings for high earners, remember to factor in property taxes when calculating your total monthly bottom line.

What Does the Lifestyle Look Like?

Life in North Dallas revolves heavily around master-planned amenity centers, family activities, outdoor spaces, and unique local destinations:

  • Entertainment & Sports Hubs: Catch a game at The Star in Frisco (Dallas Cowboys HQ) or FC Dallas at Toyota Stadium. Enjoy shops and dining at Legacy West in Plano or Grandscape in The Colony.
  • Historic & Local Charm: If you want character over brand-new builds, Historic Downtown McKinney offers a walkable square with local shops, farmers markets, and year-round events.
  • Lakes & Parks: You’re rarely more than 15 minutes from water, including Lewisville Lake, Lavon Lake, and Grapevine Lake. For land activities, check out Oak Point Park and Nature Preserve in Plano (over 800 acres of trails, kayaking, and ziplining) or head over to Hutchins BBQ in McKinney or Frisco for some of the best barbecue in Texas.
  • Resort-Style Neighborhoods: Master-planned communities like Windsong Ranch in Prosper (featuring a 5-acre sandy beach lagoon) or Stonebridge Ranch in McKinney redefine day-to-day suburban living.

Real Talk: The Costs and Trade-offs

Housing Prices at a Glance (2026 Averages)

  • $300k – $400k range: Outer ring towns like Anna, Princeton, and Lavon.
  • $400k – $500k range: Established inner suburban areas like Little Elm, Lewisville, and Carrollton.
  • $500k – $600k range: Highly sought-after hubs including Plano, McKinney, Allen, Addison, and Celina.
  • $600k+ range: Premium growth communities like Frisco, Prosper, Flower Mound, and Coppell (with Prosper medians sitting in the $800k–$900k+ range).

What to Keep in Mind Before Moving

  1. Texas Summers: July and August hit $100^\circ\text{F}+$ temperatures regularly. You'll need to water your lawn to protect your foundation and park strategically in the shade!
  2. Toll Roads & Commuting: Highways like the Dallas North Tollway (DNT), Sam Rayburn Tollway (SRT), and President George Bush Turnpike (PGBT) are part of daily life. Make sure to account for monthly toll tag budgets.
  3. Property Taxes, MUDs & PIDs: Because there is no state income tax, local infrastructure is supported through property taxes. In some newer communities, Municipal Utility Districts (MUDs) or Public Improvement Districts (PIDs) add extra annual assessments. Always evaluate the full monthly payment before making an offer!

Where Should You Start Your Search?

  1. For Central Location & Job Proximity: Plano or Richardson.
  2. For Historic Character & Community Events: McKinney.
  3. For High Energy & Massive Development: Frisco.
  4. For Lakeside Living: Little Elm or The Colony.
  5. For Maximum Space & New Construction: Celina or Melissa.
  6. For High-End Suburban Living: Prosper.
